How much to offer in rent for a barn/shed?

How much to offer in rent for a barn/shed?

I have been offered 32 acres of land to rent along with a shed consisting of:
- 5 bays 15'x18'
- 5 bays 15'x24'
- central feed passage
- I can rent the whole shed or just one part of it.

I know what I want to pay for the land and this is more or less in line with what the potential landlord is looking for as he currently lets the land but not the shed. Moving forward he really wants someone to utilise the shed as well, but I am not sure how to value the shed.

My only thought was to base work out the number of animals I could get in there and then offer rent based on the equivalent land I would require if I was to out winter them.

Anyone have any suggestions for a rent figure?

When I let out my land - about 160 acres, I ask for top rent but throw the buildings in and they are massive e.g. one is 120 feet wide by 75 deep and there are 3 others nearly as big plus yarding.
